Every other Valencia community in Riverland is 55+. Valencia Vista is 60+. That difference is not a rounding error:

Who can buy: In age-restricted communities, the minimum-age rule typically applies to the qualifying resident, and many communities require all permanent residents to meet the floor. If one spouse is 58 and the other is 62, confirm in writing whether you both qualify under Vista's specific governing documents before you fall in love with a floor plan.

Who can buy from you later: A 60+ restriction narrows your future resale buyer pool compared to a 55+ community. Younger active-adult buyers (55–59) who could purchase in Cay, Grove, or Walk are excluded from Vista. Factor this into your long-term resale math.
