The Short Version

Citrus County is one of Florida’s genuinely low-tax counties. The median property tax bill runs around $1,572 a year — roughly $828 below the statewide median — and effective rates on owner-occupied homes land in the 0.8–1.0% range, with coastal pockets like Crystal River and Homosassa measured near 0.79%. The county’s general-fund millage was about 6.99 mills for 2025, but your total bill also includes school, fire, library, and Municipal Service Benefit Unit (MSBU) levies that vary by parcel, so two homes of the same value in different districts can pay noticeably different amounts.

How a Florida Bill Is Built

Taxable value = just (market) value, minus the homestead exemption, capped by Save Our Homes. Multiply taxable value by the total millage for your district, divide by 1,000, and that’s your bill. The exemptions below reduce taxable value; the millage is what the county and its districts charge against it.

Why We Don’t Quote a Senior-Exemption Dollar Here

Florida lets each county choose whether to adopt the additional senior exemptions and at what amount — they are not automatic statewide. Most counties adopt the income-based one; some also adopt the 25-year total exemption. Rather than print a number that may not apply to your parcel, confirm Citrus County’s current adoption and income limit directly with the Property Appraiser before you budget on it. The $38,686 figure is the state income ceiling for 2025; the dollar reduction is local.

The 65+ Tax Deferral Almost Nobody Mentions

Separate from exemptions, the Citrus County Tax Collector offers a homestead tax deferral: if you’re 65 or older, you can defer the portion of your property taxes that exceeds 3% of your household income. The deferred amount becomes a lien on the home with interest capped at 7% — useful for an income-tight retiree who is house-rich but cash-light, and rarely discussed by community sales offices. It must be applied for by the deadline each year and requires you to keep the required fire and extended insurance coverage in force.

The Naming Trap That Wrecks Citrus Hills Budgets

The Villages of Citrus Hills is located in the town of Hernando — which is in Citrus County, not in Hernando County. If you look up “Hernando property tax,” you may land on Hernando County’s numbers and budget against the wrong roll. For Citrus Hills, Arbor Lakes, Meadowcrest, and the rest of the ridge, the billing authority is Citrus County. Always confirm the county on the parcel before you trust a tax estimate.

Taxes Are Only Half the Bill — Elevation Is the Other

On the Nature Coast, your insurance line can swing your all-in cost more than your tax line. The Citrus Hills ridge sits 200+ feet above sea level and is outside mapped flood zones, so ridge homes carry no flood-insurance requirement — a real advantage over coastal Citrus County addresses in Crystal River and Homosassa, which are flood-prone.
