Hernando County is another low-tax corner of Florida. Effective rates on owner-occupied homes run roughly 0.72–0.92% depending on how you measure and where the parcel sits; Spring Hill — home to Timber Pines, Wellington at Seven Hills, and High Point — lands around 0.89%, with a real spread between ZIP codes (about 0.78% to 0.93%). Total millage typically falls in the 10–17 mill range once you add school, water-management, fire, and any municipal levies for Brooksville or Spring Hill. Like the rest of Florida, the headline is the millage; the exemptions decide what you actually pay.

Get the Right County — They’re Easy to Confuse

There is a town of Hernando inside Citrus County (where Citrus Hills sits) and a separate Hernando County to the south (Spring Hill, Brooksville). This guide covers Hernando County. In a land-lease park you own only the structure and pay lot rent, which is not property tax at all; in a resident-owned co-op you own a share and are taxed on that interest. Same county, very different bills — and very different protections when the community changes hands.

Brookridge: Owned Land = Full Homestead Protection

Because Brookridge buyers own the land, they get the $50,000 homestead and the Save Our Homes cap on assessed value — the same shields a single-family buyer gets. Pair that with an HOA around $50/month and you have one of the lowest defensible carrying costs in 55+ Florida. A land-lease park can look cheaper on paper, but lot rent can reset upward when the park is sold; owned land can’t.

Spring Hill’s ZIP-Code Spread Is Real

Don’t treat “Spring Hill” as one rate. Effective rates measured by ZIP run from roughly 0.78% to 0.93% across the same city, driven by school-district lines and special assessment districts. On a $320,000 home that spread is a few hundred dollars a year — worth confirming the exact district before you compare two listings.
