The Same Owned-Land Advantage as Brookridge

High Point is the other half of the Nature Coast’s owned-land manufactured-home story — and it’s literally next door to Brookridge. Like its neighbor, you own your lot, so you get the full $50,000 homestead exemption and the Save Our Homes assessment cap, and your monthly is mostly a very low HOA plus Hernando County’s sub-1% taxes. With dues around $40 a month and homes in the $100Ks, the all-in carrying cost is among the lowest of any gated golf community in Florida.

Roughly $40 a Month, and You Own the Ground

High Point’s HOA runs about $40–44 a month — even lower than Brookridge’s ~$50 — and because you own the land, none of it is lot rent that can be raised by an outside park owner. The average annual property tax here runs around $1,200. For a buyer whose priority is the lowest defensible monthly cost with real golf-community amenities, High Point and Brookridge are the two names to weigh.

The Honest Caveat: Older Manufactured Stock

High Point has been building since 1974, so the housing stock skews older than newer subdivisions, and that’s where the risk sits. Confirm the home’s build year, roof age, and anchoring/tie-downs, and get the insurance quote before you commit — Florida insurers price manufactured homes hard on age and wind resistance. A newer or well-updated home here can be an excellent value; an unupdated 1970s–80s unit needs its capital items priced in.
