They are not just different sizes — they have different HOA fee structures, different site orientations, and different tradeoffs buyers need to understand before choosing. Here is every collection with current pricing and an honest comparison of what you get and what you give up.
Pricing note: All prices listed are 2026 starting prices from the official community website. Final price depends on lot selection, elevation package, structural options, and design studio upgrades. Base price and move-in price frequently differ by $30,000–$80,000+ depending on selections. Get an itemized quote before modeling your total cost.
Collection 1
The entry point into Watersound. Conch Cottages are the smallest homes in the community — compact single-level floor plans designed around open living areas with island-style architecture. The reserve fund for Conch Cottages covers exterior paint, driveways, and roof replacement, which means more HOA scope than the detached single-family collections.
Collection 2
Attached villas with a paired home design — two units sharing a common wall. Caribbean Villas carry the highest HOA fee in the community ($370.85/mo) because the association takes on more exterior maintenance responsibilities including some building upkeep, not just reserves. For buyers who want true low-maintenance living where the HOA handles more of the exterior, this is the collection designed for that.
Collection 3
The most popular collection by sales volume at Watersound. Detached single-family homes with private lots, covered entries, and open floor plans oriented toward outdoor living. The Beach Collection is where the community's volume resale market will ultimately concentrate — more homes sold means more resale inventory as years pass. Floor plans in the Beach Collection range widely (1,685–2,393 sq. ft.), so the difference between the smallest and largest plan in this collection is meaningful — not all Beach Collection homes are the same size.
Collection 4
The step-up single-family collection. Island Collection homes start where the largest Beach Collection homes leave off — floor plans run 2,330–2,568 sq. ft. with more premium features standard. For buyers who want genuine full-sized retirement living with room for an office, a guest suite, and meaningful indoor-outdoor connection, the Island Collection is the right tier. The HOA fee sits between Beach and Vista.
Collection 5
The Vista Collection is categorically different from every other collection at Watersound. Only 24 homes, all two-story, all directly on the Intracoastal Waterway. Every Vista home includes an elevator, three bedrooms, covered balcony with ICW views, two-car garage, and a golf cart garage as standard. Floor plans range from 3,095–4,048 sq. ft. — these are the largest homes in the community by a significant margin. If Vista lots are still available, the waitlist and lot selection process is more relevant than the price tag.

The HOA fee counterintuition: Caribbean Villas carry the highest monthly HOA fee despite being the second-lowest priced collection. Beach Collection homes have the lowest HOA fee of any collection. The fee tracks with maintenance scope, not home price — Villas include more exterior maintenance responsibilities, which drives a higher fee. Don't assume the most expensive home has the highest HOA.
