Sierra Canyon is the only Del Webb community in Northern Nevada, set inside the master-planned golf community of Somersett on the south slope of Peavine Mountain in northwest Reno. At its center is Aspen Lodge, an ~18,800 sq ft clubhouse with an indoor heated lap pool, a second-story indoor walking track, a state-of-the-art fitness center, aerobics room, ballroom, billiards and arts-and-crafts space. The community offers the deepest amenity set of any 55+ option in the region, and golf is part of the Somersett experience.
The two-layer HOA you must understand
The cost picture
| Cost layer | Approx. |
|---|---|
| Del Webb / Aspen Lodge HOA | ~$160/mo |
| Somersett master dues | added on top — confirm per home |
| Property tax (new $700K, first year) | ~$8,900 (formula; see below) |
| Insurance (foothill wildfire exposure) | higher than valley — budget accordingly |

The honest cautions
- Snow and elevation. Sitting up on Peavine, Sierra Canyon gets meaningfully more winter weather than valley communities like Damonte Ranch. A feature if you want seasons; a real consideration if icy slopes worry you. See winter reality.
- Wildfire exposure. Somersett backs onto Peavine and runs an active fuel-mitigation program for good reason. The zone rates "Moderate" hazard, not extreme — but insurance will reflect the foothill location. See the wildfire & insurance guide.
- Price. This is the premium end of the market; entry pricing has climbed well past the "affordable Nevada" assumption.
Who it fits
Buyers who want the full Del Webb resort experience — golf, big clubhouse, a large active social calendar — and who actively want four seasons and don't mind elevation and snow. Compare it head-to-head with the Toll alternative in Sierra Canyon vs Regency at Damonte Ranch, and read what nobody tells you about Sierra Canyon.
