Layout and Livability

The Windmill's appeal is its proportions. At 1,818 sq ft it's large enough for two people to have independent space — primary and secondary bedrooms separated by living areas — but compact enough that the entire home is accessible without negotiating long corridors or disconnected wings. Single-story throughout, with the great room, dining, and kitchen in an open connected layout.

The standard layout positions the primary suite at the rear of the home, separated from the secondary bedroom by the main living area. This works well for couples who have different sleep schedules or for occasional guest use of the secondary bedroom. The kitchen opens to the great room, making it functional for the couple who cooks together or wants to be connected to living activity while in the kitchen.

The covered rear patio — standard on the Windmill — is the outdoor living extension most buyers use heavily in San Antonio's fall, winter, and spring. Extended patio additions (screened enclosures, additional covered area) are common on resales and add meaningful outdoor square footage. Homes with extended covered patios command $15,000–$25,000 premiums over equivalent unmodified Windmill plans.

Resale Market: What Windmill Homes Sell For

The Windmill is one of the most consistently traded plans at HCR. It exists at sufficient volume that comparable sales are reliable — unlike rarer plans where one outlier transaction skews perceived value.

2026 price range: $325,000–$390,000 depending on condition, updates, and lot position.

Price per square foot: $185–$215/sq ft. Updated kitchens and bath renovations are the highest-return modifications — $20,000–$30,000 in renovation typically produces $30,000–$45,000 in sale price differential.

Days on market: Well-priced, updated Windmill homes typically close in 15–28 days. Original-condition Windmill homes with aging kitchens sit 45–60+ days unless priced at the lower end of the range.

What pushes a Windmill to the top of the range: Updated kitchen (granite/quartz counters, new cabinets), renovated primary bath with walk-in shower, extended covered patio or screened lanai, greenbelt or premium lot position.

What pushes it to the bottom: Original 2006 kitchen in dated finishes, step-in tub only in primary bath, interior lots near through streets, no patio extension.

Carrying Cost at $350K (65+ Buyer, Bexar County)

A $350,000 Windmill purchase for a 65+ buyer with 2025 Bexar County exemptions:

  • Property tax: ~$5,513/year ($459/month) — school $2,025 + county $1,120 + city $1,458 + hospital $910
  • HOA: $185/month ($556 quarterly)
  • Homeowners insurance: ~$140–$160/month
  • Utilities: ~$110–$140/month
  • Interior maintenance reserve: ~$175–$200/month
  • Total monthly carrying cost: ~$1,100–$1,145/month

This is for a paid-off home. Mortgage payment adds to this based on your financing. The school tax freeze, once established at 65, locks the largest component of the tax bill permanently.

Is the Windmill the Right Plan For You?

Yes if: You want practical space — enough room for comfortable daily living and occasional guests without maintaining 2,200+ sq ft. You value the open layout. You don't need a formal dining room segregated from the kitchen. You want single-story with no steps.

Consider other plans if: You want 3 bedrooms for regular guest use (look at Indigo or Verbena in Sun Meadow). You want more square footage in the primary suite (look at Sage collection: Mesquite or Live Oak). You want a garage larger than 2-car or a loft option (look at Savannah).
