SunRiver Firelight is the newest 55+ community from SunRiver Communities — the same developer behind SunRiver St. George, the largest active adult community in Utah. Located west of Toquerville, about 15 minutes from downtown St. George, Firelight is designed to bring the SunRiver lifestyle to a new location with modern floor plans and closer proximity to Zion National Park.
Construction began in 2025. The community will eventually contain 1,200+ homes across multiple phases. Phase 1 of the amenity center broke ground in late 2025 and is expected to open late 2026. Buyers who closed before that date are purchasing in a community where the clubhouse doesn't exist yet.
This is the only active new-construction 55+ community in the Southern Utah corridor. For buyers who want new — no inherited maintenance issues, ability to customize finishes, modern floor plans with 3–4 car garages — Firelight is currently the only option in this market.
Buyers closing in 2025–early 2026 are buying into a community with no clubhouse, no pool, and no amenity center yet. The Phase 1 amenity center is expected late 2026. The Founders Club HOA waiver (0 HOA for years 1–2 for the first 74 buyers) is partially a trade-off for this gap. If amenity access is important to your lifestyle from day one, buy in SunRiver St. George instead. If you're buying Firelight, buy it for the new construction and the long-term, not for what exists today.

If you're building from scratch, budget realistically for upgrades — most buyers in new-construction communities add $50K–$150K above base. The "starting mid-$400Ks" figure is a floor, not the median purchase price.
