At the $360K–$440K range (Chesapeake at Easton, Central Parke, Symphony Village), the county tax rate drives 35–45% of total carrying cost. Choosing Talbot over Anne Arundel saves $1,100–$1,400/year on tax alone — often more than the HOA difference between comparable communities.

HOA dominates at high price points

At $700K+ (Four Seasons KI, Two Rivers), HOA becomes the biggest line item. A $100/month HOA difference at this price point is $1,200/year — equivalent to a 0.17% tax rate shift. Compare HOA structures carefully at luxury price tiers.

New construction sticker price ≠ close price

Four Seasons at Kent Island and Two Rivers are shown at builder representative prices. Design center upgrades, lot premiums, and closing cost structures mean the actual all-in cost is typically $50K–$120K higher than the advertised base. Budget accordingly when comparing to resale.
