Early buyers get first lot selection, lower prices, and maximum years of enjoyment — but also live adjacent to active construction noise and staging areas. Ask the sales team for the current build-out map and which phases are actively under construction. The 10-year cost comparison also assumes HOA fees are fully funded once build-out is complete; during construction, the HOA budget may be partially subsidized by the builder (declarant-controlled period). Transition of control to homeowners is a key milestone to understand.
