What You Get for the Money
Chambers Creek is the only Houston 55+ community with a private Tom Lehman golf course and a private marina on Lake Conroe. The HOA at $2,850/year ($237.50/month) includes golf and marina access — comparing that per-feature cost against communities where golf is separate or does not exist changes the value picture. The high tax rate is real. The amenity platform is also genuinely exceptional. The honest question for each buyer is whether the lifestyle value justifies the 3.02% tax rate versus alternatives in lower-rate counties.
