The $1.35 MUD rate is the highest of any 55+ community we cover in the Houston metro. It will decline over time as the MUD bonds are retired, but for buyers purchasing today at a new construction price point, they are buying in at peak MUD exposure.

The Woodlands' medical infrastructure (Houston Methodist The Woodlands Hospital) is less than 20 miles south. George Bush Intercontinental Airport is approximately 40 miles southeast.

The 3.02% tax rate is the most important number in this community and it appears nowhere in the sales materials.
