Montgomery County Property Tax Guide
for 55+ Buyers

Chambers Creek's 3.02% rate explained, The Woodlands Township fee, school district differences, and how to look up any Montgomery County address before making an offer.

Montgomery County's Tax Advantage — and the Chambers Creek Exception

Montgomery County's base combined effective rate of approximately 1.85–2.4% is among the lower ranges in the Houston metro — meaningfully below Fort Bend's 1.9–2.5% and Brazoria's 2.26% Pearland rate. That base advantage is real for buyers in established communities like Windsor Lakes, Windsor Hills, Del Webb The Woodlands, and Bonterra at Woodforest. The Chambers Creek exception — 3.02% confirmed — exists because of the $1.35 MUD rate layered on top of the base county rate. Same county, dramatically different bill.

The Woodlands Township Is Not a City Tax

The Woodlands is not an incorporated city — it is a Township. The Township levies a service charge of approximately $0.22 per $100 for services like parks, recreation, economic development, and community services that a city would otherwise provide. This charge applies to properties within The Woodlands Township boundaries and appears on the tax bill. It is in addition to county, school, and MUD rates, not instead of them.

65+ School Tax Freeze in Montgomery County

File the over-65 exemption with the Montgomery County Appraisal District (mcad-tx.org). Willis ISD applies to Chambers Creek. Conroe ISD applies to Windsor Lakes, Windsor Hills, Del Webb The Woodlands, and many Conroe-area communities. Tomball ISD applies to some north Harris County border communities. The freeze locks in the school district portion permanently once filed. At Chambers Creek — where the total rate is 3.02% — the Willis ISD freeze is especially valuable because the base tax bill is high enough that saving the school portion produces thousands of dollars annually.
