Black Creek’s custom homes and cottages tend to have more traditional guest-room space; Stonebrook and The Retreat at Oakbrook are lower-maintenance condos and townhomes, so check the specific floor plan for a guest room or flex space before assuming there’s room for a week-long visit.
HOA rules on guests, parking, and short-term stays
Low-maintenance communities often have HOA guidelines around overnight guests, RVs, and driveway parking during a full-house holiday visit. Ask for the current HOA documents rather than assuming.
Getting family in from the airport
Chattanooga Metropolitan Airport (CHA) sits on the east side of the metro, generally on the same side of town as Ooltewah and East Brainerd — worth a look if grandkids are flying in and you’re comparing Stonebrook or The Retreat at Oakbrook against Black Creek in Lookout Valley. Confirm exact drive time for your address with Google Maps.
A car seat or booster, or a rental that has one
None of downtown Chattanooga’s attractions are realistically walkable from any of the three communities, so plan on driving — have a car seat plan sorted before they land.
A day of buffer for altitude and stairs
Lookout Mountain attractions involve real elevation, walking, and in some cases stairs or cave passages. Pace a multi-generational visit accordingly, especially if grandparents are joining the whole day.

Coolidge Park & its antique carousel

Chattanooga Zoo at Warner Park
A city zoo a short drive from downtown — a solid half-day stop, especially for younger grandkids who need a break from museum-paced attractions.
Ruby Falls
An underground waterfall reached via a cave tour on Lookout Mountain. Involves walking through cave passages — not ideal if anyone in the group has serious mobility limitations.
Lookout Mountain Incline Railway
A historic, very steep passenger railway up Lookout Mountain — a novelty ride that both grandkids and grandparents can do without much walking.
Rock City Gardens
Garden trails and rock formations with sweeping views — note this one is technically just across the state line in Lookout Mountain, Georgia, a few minutes from the Tennessee-side attractions.

Matching a Community to How Often You’ll Have Visitors
If frequent multi-generational visits are part of the plan, it’s worth weighing guest space and location together, not separately. Black Creek’s custom homes and cottages generally offer more traditional guest-bedroom flexibility, inside Chattanooga city limits. Stonebrook and The Retreat at Oakbrook are lower-maintenance, low-maintenance-by-design communities in Ooltewah/East Brainerd — less guest square footage in many floor plans, but on the same side of town as Chattanooga Metropolitan Airport, which can matter if visitors are flying in rather than driving.
None of the three communities is close enough to walk to downtown attractions, so factor a short drive into any visit regardless of which one you choose.
