1. The Equity Membership Is Not a Guaranteed Investment

Your initiation fee (historically $50K+) buys equity in the club. But the refund when you leave depends on membership demand at that time. In a weak market, your equity may be worth significantly less than what you paid. It is not a savings account — it is a bet on future club demand.

2. Dining Minimums Are Real Money

Club members face monthly dining minimums — you must spend a minimum amount at the club restaurants regardless of whether you eat there. This adds $100+/month to your carrying cost. If you prefer cooking at home or dining outside the community, this is money spent on meals you did not want.

3. The Fee Structure Has Four Layers

4. Older Condo Sections Face SB 4-D

Built 1979–2003, the older condo sections are 43+ years old. Multi-story buildings require milestone inspections and fully funded reserves. The estate homes and newer sections are less affected. Ask about the specific building age and inspection status.

5. Three Courses Means Maintenance Assessments

Maintaining 54 holes of championship golf is expensive. Periodic capital assessments fund course renovation, irrigation replacement, and clubhouse upgrades. These are separate from monthly dues and can be substantial. Ask about upcoming capital projects.

6. Non-Golfers Still Pay Club Dues

Social membership is available at lower rates, but you still pay monthly club dues even if you never pick up a club. The club infrastructure (dining, fitness, tennis) is funded by all members. If you move to Hunters Run for the location and plan to never use the club, the dues are an ongoing cost with no opt-out.
