The Best Value at Every Budget
Under $150K budget: Highlands Ridge (Avon Park) is the only owned-land option. Cypress Lakes is available but the lot rent makes it the most expensive community to own long-term despite the lowest home prices.
$150K–$250K budget: Highland Fairways ($217/mo HOA, gated, golf) or Sandpiper Golf ($150/mo HOA, golf included) are the clear winners. Both offer own-land traditional ownership with golf lifestyle at under $8,000/year carrying cost.
$250K–$400K budget: Lake Ashton (if you find a bond-paid home) gives you the most amenities per dollar — bowling alley, movie theater, restaurant, two golf courses. Traditions at Lake Ruby if lakefront access matters more than golf.
$400K+ budget: Lake James for custom build quality. Lake Ashton Adventurer homes for resort amenities with RV storage.
