Mount Pleasant, SC — 55+ Living Near Charleston

Mount Pleasant is the most desirable suburb of Charleston — and the most expensive. Two 55+ communities serve the Mount Pleasant / East Cooper corridor. Here is the honest case for paying the premium.

Why Mount Pleasant Commands a Premium

Mount Pleasant is the largest suburb of Charleston and consistently ranks among the best places to live in South Carolina. The appeal for 55+ buyers is straightforward: 8–15 miles from Isle of Palms and Sullivan's Island beaches, 15–20 miles from downtown Charleston, surrounded by Mount Pleasant Towne Centre retail and restaurants, and served by Roper St. Francis Hospital on Daniel Island — one of the most modern medical facilities in the state. All of this comes at a price premium of $100K–$250K+ over comparable Summerville properties.

The Two 55+ Options

Encore at Carolina Park is the only established 55+ community with a true Mount Pleasant address. 112 homes, David Weekley builder, fully built out and resale-only, HOA ~$365/mo including lawn care. Prices $500K–$800K+. The community is within the Carolina Park master plan, which provides access to resort pools, parks, trails, and the surrounding retail.

Del Webb Point Hope is technically in the Cainhoy area of Charleston County, not Mount Pleasant proper — but it is the closest large-scale Del Webb community to Mount Pleasant, 14 miles from Isle of Palms and approximately 15 minutes from Mount Pleasant's commercial core. Active build as of 2025/2026, no established community yet.

Who should pay the Mount Pleasant premium: Buyers who want to genuinely use beach proximity — regular beach days, not occasional excursions. Buyers who want walkable access to a developed medical system (Daniel Island hospital). Buyers who will regularly use downtown Charleston's restaurants, arts, and culture. If those three things are not genuinely central to your daily retirement life, the Summerville savings are substantial and the beach can wait for planned trips.
