Why Summerville?

Summerville became the center of Charleston-area 55+ development for straightforward reasons: available land, lower land costs than Charleston County, a growing commercial and healthcare infrastructure, and proximity to I-26 connecting to the Charleston metro. The trade-off is real: Summerville communities are 35–50 minutes from downtown Charleston and 50–70 minutes from the beaches. Buyers who understand this trade-off in advance build their retirement around Summerville's genuinely excellent suburban amenities — those who expect to be near Charleston and the beach are frequently disappointed.

The County Split

Summerville straddles Dorchester and Berkeley counties. Most buyers assume everything in "Summerville" is in the same county and taxed the same way. It is not. Cane Bay communities (Del Webb Cane Bay, Four Seasons, Hammock Walk) are in Berkeley County (~0.51% effective rate). Most other Summerville communities are in Dorchester County (~0.67%).
