The community culture is genuinely warm — but it does not come to you.
The Tennessee property tax freeze program freezes your bill at the base-year amount for qualifying homeowners 65 and older. But it is not automatic. You must apply with the Wilson County Trustee's office annually. If you miss a year, you lose that year's freeze benefit with no retroactive correction. Put it on your calendar. It is one of the most valuable financial benefits in the Nashville market and also the one most commonly forfeited by inattention.
Del Webb HOA fees are not static. Verify the last 5 years of HOA fee history with the management company before you make an offer. Budget for 3–5% annual increases over your ownership horizon. The $200/month HOA today may be $260/month in 10 years.
PulteGroup charges a one-time capital contribution fee at closing — typically 0.25–0.5% of purchase price. On a $550,000 home this is $1,375–$2,750, paid at closing in addition to standard closing costs. Budget for it explicitly.
Not every Del Webb Lake Providence home has lake views. Some sections are well away from the water. Visit multiple sections during your tour and understand which lots are near the lake, which have lake views, and which are standard residential. Premium lake-view lots carry a price premium. Know what you are buying.
