Are There Really 55+ Communities in Chattanooga?
Short answer: far fewer than the search results suggest — and most of what shows up isn’t even a home you buy. Here’s the truth, and what to do about it.
Home › Chattanooga › Are there 55+ communities here?
Why your search results are misleading
Type “55+ communities in Chattanooga” into Google and you’ll get a stack of results like Ashwood Square, Hickory Valley Retirement, Alexian Village, Morning Pointe, and Creekside at Shallowford. These look like communities you could buy into. They’re not. They are rental independent-living (and in some cases assisted-living) communities — you pay a monthly rent (often $2,300–$3,000+) that bundles meals, housekeeping, and services. There’s nothing wrong with that model, but it is the opposite of buying a home and building equity. If your goal is to own, cross every one of those off your list.
| What you see | What it actually is | Buy or rent? |
|---|---|---|
| Creekside at Shallowford | Independent-living rental community (~$2,299+/mo, meals & housekeeping) | Rent |
| Ashwood Square, Hickory Valley, Alexian Village, Morning Pointe | Rental senior living / independent & assisted living | Rent |
| Black Creek | For-sale master-planned community (all ages, not 55+) | Buy |
| Stonebrook (Ooltewah) | For-sale low-maintenance condos/townhomes (resale) | Buy |
| The Retreat at Oakbrook | For-sale new townhomes (all ages, downsizer-friendly) | Buy |
So what can a 55+ buyer actually purchase?
Three realistic for-sale options, none of them a true age-restricted resort:
- Black Creek — amenity-rich master-planned community in the city limits; all ages but popular with retirees.
- Stonebrook — small, built-out, low-maintenance condos/townhomes in Ooltewah; the closest thing to an adult community, with the metro’s lowest taxes.
- The Retreat at Oakbrook — new single-level Pratt townhomes in Ooltewah; all ages, accessible design, lock-and-leave.
If a true age-restricted community is a must
Then Chattanooga may not be your metro — and that’s a perfectly good thing to learn early. Tennessee’s large, dedicated 55+ communities cluster elsewhere: Del Webb Lake Providence near Nashville, the lake communities around Knoxville (Tellico Village, Rarity Bay), and master-planned 55+ product in Middle Tennessee. You keep the same no-income-tax benefit statewide, so the decision is really location and amenities, not taxes.
