What the HOA Covers — and What It Does Not

The HOA fee of ~$175–$220/mo covers access to all shared amenity facilities, common area landscaping and maintenance, and community management. Individual home exterior maintenance and yard care are the homeowner's responsibility unless specifically noted above.

Reserve fund — always verify before closingRequest the most recent reserve study from the HOA before making any offer. A reserve study details upcoming capital expenditures (pool resurfacing, HVAC replacement in clubhouse, parking maintenance) and whether adequate funds are set aside. Well-funded: 70%+ of needed reserves. Warning: below 50%. Red flag: below 30%. Under-reserved HOAs create special assessment risk.

NC Four-Season Climate — What It Means for Amenities

The Triangle has four genuine seasons. Winters are mild by northern standards — January averages 40–50°F with occasional snow — but outdoor amenities like pools are seasonal. Indoor fitness and social spaces carry more year-round weight here than in Florida or Arizona markets. Communities with strong indoor programming have a meaningful quality-of-life advantage during the November–March period.

Summers are warm and humid — June through September averages 85–93°F. Outdoor pools and shaded gathering spaces are heavily used. The Triangle does not experience the extreme heat of Las Vegas or Phoenix, so outdoor amenity usage is more balanced across seasons than in desert markets.

Healthcare Proximity

A practical amenity no brochure lists. From Flowers Plantation 55+ (Evergreen & Forge Creek) in Clayton, NC (Johnston County): Duke University Medical Center and UNC Health are both within 20–40 minutes depending on location. WakeMed's main campus in Raleigh is the region's Level I trauma center. For buyers with ongoing specialist needs, verifying proximity to your specific provider before committing to a community location is essential.
