What Makes Heritage Hunt Different
Heritage Hunt Golf & Country Club is the largest and most established 55+ active adult community in Prince William County, and one of the most recognized in all of Northern Virginia. Built by U.S. Homes and later Lennar between 1998 and 2006, the community spans 1,863 homes across three distinct home types — elevator condominiums, attached villas, and detached single-family homes — set around an Arthur Hills-designed 18-hole championship golf course.
What distinguishes Heritage Hunt from newer 55+ communities is its maturity. The landscaping is established, the social calendar is full, and the community has a settled, confident character that newer developments are still building toward. Residents who moved in during the early 2000s are now deeply embedded in the social fabric — the clubs, the golf leagues, the volunteer organizations — and that history shows.
Heritage Hunt has been ranked among the top 25 communities in the Washington DC area — not just among 55+ communities, but among all community types. The combination of the Arthur Hills golf course, two clubhouses, direct trail access to Conway Robinson State Forest, and a comprehensive amenity package at approximately $400 per month makes it among the strongest value propositions in the region.

Three Home Types, Three Price Points
Heritage Hunt offers buyers three distinct home types at meaningfully different price points. Each type attracts a different buyer profile and comes with different maintenance responsibilities and lifestyle characteristics.
Two Clubhouses, Championship Golf, and 5+ Miles of Trails
Heritage Hunt's amenity package is among the strongest in Prince William County. The community supports two distinct clubhouses — the main Heritage Hunt Club and a secondary facility — providing enough space to avoid the crowding that can affect single-clubhouse communities of similar size.
All amenities listed below are per the Heritage Hunt HOA and community website. Golf membership is a separate cost from the monthly HOA fee.

Gainesville, VA — I-66 Corridor
Heritage Hunt sits in Gainesville, Virginia, at the intersection of I-66 and Route 15/James Madison Highway. The location puts residents within comfortable reach of Northern Virginia's major employment corridors, medical facilities, shopping, and recreation — without the congestion of Fairfax or Loudoun County closer-in suburbs.
| Washington DC | ~35–45 miles (via I-66 E) — variable by traffic |
| Dulles Airport | ~20 miles east via Rt 28 / Rt 267 |
| Haymarket VRE | ~5 miles — Virginia Railway Express to DC Union Station |
| Novant Health UVA Prince William Medical Center | ~8 miles (Manassas) |
| Fauquier Hospital | ~20 miles west (Warrenton) |
| Wegmans (Gainesville) | ~3 miles |
| Costco (Gainesville) | ~3 miles |
| Virginia Gateway Shopping Center | ~3 miles — Alamo Drafthouse, restaurants, retail |
The Haymarket VRE station provides a practical rail option for residents who occasionally commute to DC or Arlington without driving. While Heritage Hunt is not walkable to a town center in the way Birchwood at Brambleton is to Brambleton Town Center, Virginia Gateway and the surrounding Gainesville retail corridor provide strong day-to-day convenience within a short drive.
The Arthur Hills Course
Heritage Hunt's 18-hole championship golf course was designed by Arthur Hills, a course architect known for naturalistic designs that work with existing terrain rather than imposing dramatic artificial features. The course winds through the community with wooded areas, water features, and elevation changes that make it a legitimate test of golf regardless of handicap.
Golf membership at Heritage Hunt is separate from the monthly HOA fee. Membership tiers typically include social (no golf), standard, and full membership options. Buyers considering Heritage Hunt specifically for golf should contact the Heritage Hunt golf shop directly for current membership rates, as these are set by the golf operations entity separately from the HOA.
Importantly, golf membership at Heritage Hunt is not mandatory. Residents who do not play golf pay the standard HOA fee and have full access to all non-golf amenities. This is a meaningful distinction compared to some communities where golf-related fees are embedded in HOA assessments regardless of whether residents play.
Golf membership rates are set by Heritage Hunt golf operations and are subject to change. Contact the Heritage Hunt golf shop or HOA at 703-743-2000 for current membership pricing.
Resident Observations
The following themes are drawn from resident reviews on 55places.com and community feedback. All observations are attributed to that source.
Who Heritage Hunt Is Right For
Based on community characteristics, pricing, location, and observed buyer patterns, Heritage Hunt tends to attract certain buyer profiles. The following is presented as observed patterns, not personal recommendation.
- Want an established, mature 55+ community with a proven social fabric
- Play golf or want access to a championship course without mandatory membership
- Value natural trail access and outdoor recreation adjacent to the community
- Are relocating from a larger home and want full-service HOA management
- Are entering the market around $300K–$450K and want a genuine 55+ community (condos)
- Value the I-66 corridor for occasional DC or airport travel
- Prioritize walkability to a town center — Heritage Hunt requires a car for most errands
- Want Metro / Silver Line access — Birchwood at Brambleton or Potomac Green in Ashburn are better options
- Prefer a smaller, more intimate community — Dunbarton at Braemar (479 homes) may feel more personal
- Want new construction — Heritage Hunt is fully built out, resale only
- Are sensitive to traffic noise — some sections near I-66 may be affected
Things to Know Before You Buy
- Capital contribution of $4,800 is due at closing, is non-refundable, and is in addition to your first month's HOA fee. Budget for this in your closing cost calculations. Rate per 2025/2026 HOA schedule — confirm current amount with HOA before closing.
- Golf membership is not included in HOA fees. If you plan to play regularly, factor the separate golf membership cost into your monthly budget. Contact the golf shop at 703-743-2000 for current rates.
- Heritage Hunt is fully built out. All homes are resale. There is no new construction available. Buyers should expect homes built between 1998 and 2006 and should conduct thorough inspections accordingly.
- I-66 proximity. Heritage Hunt sits near the I-66 / Route 15 interchange. Homes on the eastern side of the community may experience more highway noise. Walk or drive the specific property location before committing.
- HOA resale disclosure packet required. Virginia law requires sellers to provide a complete HOA resale disclosure packet before closing. This includes the current rules and regulations, budget, reserve fund study, and any pending special assessments. Review carefully.
- HOA orientation required for new residents. Heritage Hunt requires new homeowners to complete a community orientation before accessing amenities. This is standard for the community and not a burdensome process, but budget time for it after closing.
Communities Worth Comparing
Buyers seriously considering Heritage Hunt typically also look at these communities. Each offers a meaningfully different experience.
