The Community That No Other Houston 55+ Can Match on Water
Heritage Towne Lake is built around Towne Lake — a 300-acre man-made reservoir in northwest Harris County that is the centerpiece of the Towne Lake master-planned development. Residents have direct lake access from the community, with boat docks available for select waterfront lots. Walking paths along the reservoir perimeter, sunset views across the water, and the lifestyle of a lakeside community distinguish Heritage Towne Lake from every other 55+ option in the Houston metro at this price range. Chambers Creek offers Lake Conroe marina access as part of the HOA, but Heritage Towne Lake home addresses are on the water.
Construction started in 2007 and remains active — the adjacent Heritage Cove at Towne Lake (90 homes, higher-end product) continues to add inventory. Heritage Towne Lake proper (440 homes) has both resale and occasional new construction available depending on phase.
Property Tax — Northwest Harris County MUD Complexity
Heritage Towne Lake sits in northwest Harris County in the Cypress area — served by Cypress-Fairbanks ISD (CFISD), one of the largest school districts in Texas. Harris County's base combined rate is approximately 1.8–2.4%. Northwest Harris County has extensive MUD infrastructure from the rapid growth of the Cypress corridor. The Towne Lake master development involves multiple MUD districts — the specific rate for any Heritage Towne Lake parcel depends on which MUD it sits in. Look up the specific address at hcad.org (Harris County Appraisal District) before making an offer. The combined rate including an active MUD commonly runs 2.3–2.8% in this part of Harris County.
CFISD's school tax rate is one of the higher ISDs in the Houston metro. The 65-and-older school tax freeze applied to CFISD is especially valuable — file with Harris County CAD at hcad.org immediately upon qualifying.
Harvey and Northwest Harris County Flood Risk
This is the most important due diligence item for Heritage Towne Lake. Northwest Harris County — specifically the area near Addicks and Barker Reservoirs — was among the most severely flooded areas during Harvey. The Army Corps of Engineers released water from both reservoirs in August 2017 to prevent uncontrolled overtopping, flooding thousands of homes that had never flooded before, many of which were in Zone X. Heritage Towne Lake sits north of the Addicks Reservoir pool area, but the proximity requires explicit flood zone verification and Harvey disclosure research for any specific property. Ask whether the home has ever flooded, whether it was affected by the reservoir release, and for the full Texas flood disclosure form. Do not rely on Zone X designation alone in northwest Harris County.
Heritage Cove vs Heritage Towne Lake
The two Heritage communities in Towne Lake serve different price points. Heritage Towne Lake (440 homes, $300K–$800K) offers the established community with longer price history and more resale inventory. Heritage Cove at Towne Lake (90 homes, $400K–$1M+) is a newer, more premium product adjacent to the same reservoir with higher-end finishes and lot positions. Buyers at Heritage Cove pay more for newer construction and typically better lake proximity; buyers at Heritage Towne Lake get more price flexibility and an established community with genuine social infrastructure.
