Fort Bend County has more than 200 special tax districts — the most of any county in the Houston metro. Every newer West Corridor community carries an active MUD. The key question for each community is whether the MUD rate is at the high end (new development, bonds at maximum — like Del Webb Fulshear and Sugar Land at Ryehill) or declining (older bonds, materially retired — like Heritage Grand at Cinco Ranch). Always look up the specific address on the Fort Bend CAD website (fbcad.org) before making an offer.
