What Hilltop Is

Hilltop is a dedicated 55+ neighborhood within the Inspiration master-planned community in southeast Aurora. The distinction matters: Hilltop residents get their own exclusive Hilltop Club — a smaller, 55+-only amenity hub with fitness center, outdoor pool, tennis, pickleball, demonstration kitchen, and bocce — while also having full access to Inspiration’s larger master amenities and the 11 miles of hike-and-bike trails that thread through the community.

Three builders are active in Hilltop: American Legend Homes, Lennar, and Pulte. This multi-builder model means more product variety than a single-builder community — different floor plans, pricing tiers, and finishes from each. It also means the resale market will eventually reflect that variation, with American Legend (higher finish) commanding a premium over Lennar (volume builder) on comparable square footage.

Inspiration sits in southeast Aurora off Inspiration Drive, approximately 20 minutes from the Denver Tech Center, 15 minutes from Aurora Medical Center, and 30 minutes to DIA. E-470 access puts the Tech Center and Castle Rock corridor on the toll road. The Trade Mark East retail center (grocery, restaurants, Target) is about 10 minutes away.

University of Colorado Hospital and Children’s Hospital Colorado — both nationally ranked academic medical centers — are approximately 20–25 minutes north in Aurora’s Fitzsimons campus. This is the strongest academic medical center proximity in the Denver 55+ market outside of Heritage Eagle Bend, which is also in Aurora.

True Monthly Cost

Arapahoe County’s ~0.65% effective rate is mid-range for the Denver metro — higher than Douglas or Broomfield counties but lower than Denver proper. At $575K that’s ~$312/month in property tax. The HOA estimate combines the Hilltop Club fee and the Inspiration master HOA — verify current amounts with the builder as NorthSkye is still selling.
