Heritage Solaire is the smaller of Lennar's two Roseville 55+ communities — 493 homes versus Heritage Placer Vineyards's 1,100. The smaller scale means a more intimate community feel but HOA costs spread over fewer homes, which typically results in somewhat higher per-unit fees. The 5,900 sq ft clubhouse is functional for this community size but is not the resort-scale amenity center found at Sun City Roseville. The tradeoff is a newer home with modern features at a price point that undercuts the larger Del Webb communities.
