The Charlotte metro has six major active adult communities and a state-border situation that creates dramatically different tax outcomes depending on which side of the NC/SC line your community sits on. If you're just starting to research, here's the orientation guide.
3,160-home Del Webb community in Indian Land, SC. The market's biggest and most established community. 18-hole golf, 55,000 sq ft clubhouse, 100+ clubs, HOA ~$175/month. South Carolina taxes are very low — especially for buyers 65+ who qualify for SC's homestead exemption. Resale only (no new construction). Starting prices in the $280s.
301-home K. Hovnanian community in Fort Mill, SC. The market's boutique option — small scale where you actually know your neighbors. HOA ~$185/month. SC taxes (same advantage as Sun City). 12,000 sq ft clubhouse with indoor pool. 20 minutes to Charlotte Douglas Airport. Prices in the $300s–$500s.
850-home Kolter Homes community in Charlotte, NC. The Charlotte city location means urban access and Mecklenburg County property taxes (higher than SC). 12 pickleball courts (most in market), SmartFIT fitness program, internet included in HOA ~$249/month. Prices $300s–$600s.
~1,100-home Shea Homes community in Denver, NC. The luxury option — Freedom Boat Club on Lake Norman included in HOA, on-site restaurant (The Foundry), lawn care included, 30,000 sq ft clubhouse. HOA $485–$540/month + mandatory $8,276 closing fees. Prices $400s–$1M+.
~800-home Del Webb community in Belmont, NC on the Catawba River. Still building (opened recently). New construction with scenic river walking trails. Gaston County NC taxes (lower than Charlotte proper, higher than SC). Prices $350s–$600s. Verify HOA with Del Webb sales team.
1,860-home Lennar community in Lancaster, SC (still building, opened 2023). The most affordable new-construction option in the market. SC property taxes (same Lancaster County advantage as Sun City). Lennar's "Everything's Included" package. Low HOA (verify). Prices $300s–$500s.
To claim the SC exemption: you must be 65+, SC must be your legal primary residence (SC driver's license, voter registration), and you must apply at the county assessor's office after closing. It is not automatic.
If yes → Trilogy, Cresswind (some), Carolina Riverside, or Roselyn. If no (or you're open to resale) → all six communities are options, and Sun City and Four Seasons have strong resale markets at generally lower prices than new construction.
If monthly carrying cost is a top priority → SC communities win clearly. Sun City (~$515/mo), Four Seasons (~$535/mo), or Roselyn (lowest, verify HOA) are the right focus. If budget is flexible → NC communities become competitive, especially Cresswind for pickleball or Trilogy for boating.
Golf → Sun City Carolina Lakes (only on-site golf). Pickleball (competitive) → Cresswind Charlotte (12 courts). Boating (Lake Norman) → Trilogy Lake Norman. Community intimacy → Four Seasons at Gold Hill. Value + social depth → Sun City Carolina Lakes. River/nature setting → Carolina Riverside.
