Polk County is 45 miles long. Where you land along that corridor determines your daily lifestyle, your drive times, and your home value. Here is a zone-by-zone guide.

Four Zones, Four Lifestyles

The Lakeland/Winter Haven market stretches from northern Lakeland (closest to Tampa/I-4) to Avon Park (deep inland). Each zone has a distinct personality, price range, and convenience level.

Zone 1: North Lakeland (I-4 Adjacent)

Communities: Sandpiper Golf & CC, Highland Fairways

Drive times: Tampa 40 min, Orlando 50 min, Lakeland Regional Hospital 10 min, I-4 access 5 min

Character: The most convenient zone. Close to everything — shopping, dining, healthcare, interstate access. Both communities are established golf neighborhoods with active social calendars. This is where buyers land when they want Polk County affordability without sacrificing metro access.

Price range: $190K–$400K. Annual carry: $7,900–$8,000.

Zone 2: Central/South Lakeland

Communities: Cypress Lakes Village, Colonnades, Lake Henry Estates, Silver Lakes, Heritage Landings, Lake James, Lakes at Laurel Highlands

Drive times: Tampa 35–45 min, Orlando 55 min, Lakeland Regional Hospital 10–20 min

Character: The most diverse zone with options from $50K land-lease to $485K custom. Lake Henry Estates and Silver Lakes are the quietest, lowest-cost options. Cypress Lakes is the mega-community with 36 holes of golf. Lake James is the upscale boutique. Newer D.R. Horton construction at Lakes at Laurel Highlands for buyers who want modern.

Price range: $50K (land-lease) to $485K (custom). Annual carry: $5,650–$17,400.

Zone 3: Winter Haven (Chain of Lakes)

Communities: Lake Ashton, Traditions at Lake Ruby, Vienna Square

Drive times: Tampa 55 min, Orlando 50 min, Lakeland 25 min, LEGOLAND 10 min

Character: The resort zone. Lake Ashton and Traditions are the two flagship communities, less than a mile apart, both gated, both offering resort-scale amenities. Vienna Square is the intimate new-construction alternative. Winter Haven's Chain of Lakes provides water recreation opportunities that Lakeland lacks.

Price range: $200K–$700K+. Annual carry: $8,850–$11,604.

Zone 4: Avon Park / Highlands County

Communities: Highlands Ridge

Drive times: Tampa 75 min, Orlando 75 min, Lakeland 35 min, Sebring 15 min

Character: The affordable frontier. Genuinely rural — orange groves, quiet roads, small-town living. Two 18-hole courses and homes under $100K make this the cheapest golf retirement in Florida. But the trade-off is real isolation. Healthcare options are limited (Advent Health Sebring or 35+ min to Lakeland Regional). This zone works for buyers who know they want quiet rural living and do not mind the drive for metro amenities.

Price range: Under $100K–$300K. Annual carry: ~$7,000.
