At $150/month, Sandpiper's HOA covers 18-hole golf course access, complete lawn care, high-speed internet, cable TV, and full clubhouse amenities. No other community in Polk County bundles golf into the HOA. At Lake Ashton, golf costs an additional $2,400/year on top of $2,400+ in CDD fees. At Highland Fairways, golf is a separate membership. At Sandpiper, it is just included. This alone saves a golfer $2,000–$4,000+ per year.
2. It Is Not Gated
Sandpiper has six entrances and none of them have gates. For many buyers relocating from the Northeast this is a dealbreaker. If gated entry is on your requirements list, stop here and look at Highland Fairways ($217/mo, gated) or Lake Ashton (guarded 24/7). If you are comfortable with an open community — as many residents prefer — Sandpiper's six entrances actually make daily driving more convenient than gated alternatives.
3. The Homes Are 25–40 Years Old
Every home in Sandpiper was built between 1985 and 1998. That means the newest homes are approaching 30 years old and the oldest are past 40. Roofs, HVAC systems, water heaters, and plumbing are either already replaced or due. Budget $15,000–$30,000 in potential updates on top of the purchase price. Get a thorough inspection and ask sellers for documentation of any major system replacements.
4. The Residents Own the Community — Not a Corporation
Sandpiper is governed by a Property Owners Association (POA), meaning residents elect the board, set the budget, and control the community's direction. This is fundamentally different from Cypress Lakes (owned by Cove Communities, a private equity-backed corporation) or newer CDD communities where the developer may still hold board seats. Resident ownership means your fees go where residents decide — but it also means the board's competence directly affects your property value.
5. There Is No Driving Range
The 18-hole course is well-maintained and recently revamped, but there is no driving range. If warming up before a round or practicing your long game is important, you will need to use an off-site range. The community does have a putting green and practice area, but dedicated range rats may find this limiting.
6. The $150/Month Fee Might Go Up
Sandpiper's infrastructure is aging alongside its homes. The clubhouse, pool, roads, and golf course all need ongoing capital investment. The $150/month HOA has stayed remarkably low, but as major capital projects arise (clubhouse renovation, course drainage, road resurfacing), special assessments or fee increases are realistic possibilities. Ask the POA board about the current reserve fund balance and any planned capital projects before buying.
7. The Value Comparison Is Stunning
At $7,930/year total carrying cost including golf, Sandpiper is less than half the annual cost of Traditions at Lake Ruby ($11,604) and less than half of Cypress Lakes ($17,400+).
