Sun City Huntley was developed between 1999 and 2015, meaning original Del Webb floor plans span three construction eras. Earlier homes built before 2005 will generally have less insulation, older HVAC systems, and pre-LED electrical. Homes built 2008–2015 reflect improved energy codes. When evaluating resale listings, build year matters as much as floor plan.
Resale vs. New Construction pricing: All Sun City Huntley inventory is resale — the community completed its build-out in 2015. There is no new construction available. Del Webb's current Lincoln Prairie development in Aurora is the closest new-construction alternative in the metro.
What to Look for in Resale
Sun City Huntley homes have been lived in for 10–25 years. These are the items that most significantly affect value and livability in resale purchases.
HVAC systems: Original furnaces and central air units from the 1999–2005 build phase are approaching end of life if not already replaced. A pre-purchase inspection should specifically test all HVAC components and obtain replacement cost estimates.
Kitchen and bath updates: Homes with original 1999–2008 finishes (laminate countertops, builder-grade cabinets) will sell at a discount and may need $20,000–$40,000 in updates to compete with renovated listings. Granite/quartz updates are common in the community.
Sunroom additions: Many residents added three-season or four-season sunrooms to the rear of their homes. These vary significantly in quality — from permitted fully conditioned additions to simple screen enclosures. Verify permit status and whether the space is conditioned before factoring it into usable square footage.
Golf course lots: Homes backing directly to Heritage Oaks fairways command a premium of roughly $20,000–$50,000 over comparable interior lots, depending on the specific hole and view. However, golf course maintenance equipment starts early — typically before 6am. If you plan to sleep with windows open, ask about typical maintenance schedules.
New Construction Alternative — Lincoln Prairie by Del Webb
