55+ Communities in Gulf Shores & Baldwin County, Alabama
Baldwin County is one of the South's great retirement destinations — sugar-white Gulf beaches, the nation's lowest property taxes, and no tax on Social Security or pensions. But the brochures never mention the cost that decides whether the math works: coastal insurance. We do the math 55places leaves out.
Start with the cost that actually moves the decision
The genuine 55+ communities
Baldwin County's real deed-restricted 55+ inventory is concentrated in Foley (inland, lower insurance) and Gulf Shores (coastal, higher insurance). We cover every genuine one — and we flag the "55+" listings that are actually age-targeted or assisted-living facilities, not active-adult communities you can buy into.
LiveOak Village
The county's flagship 55+ community and the only one over 300 homes — established, amenity-rich, and set back from the coast in Foley, which means materially lower insurance than a beach address. Heated indoor pool, full clubhouse, and Baldwin Health's main hospital less than a mile away.
Full research →Ethos
Newer (built 2018–2021) and the most affordable genuine 55+ option in the market. Small, low-maintenance, inland Foley — the value entry point for buyers who want the Gulf nearby without a beach-city insurance bill.
Full research →The Village at Craft Farms
Newer (2021–2023) and the closest genuine 55+ community to the beach, inside the Craft Farms golf area of Gulf Shores. The tradeoff for the location is the highest insurance exposure of any community here — budget the wind and flood premium honestly.
Full research →Oyster Bay Village
An older (1984–1997), established enclave of attached homes in Gulf Shores. Lower entry prices, but verify roof age and FORTIFIED status carefully — on the coast those two facts drive the insurance bill more than the purchase price does.
Full research →Sea Pines at Bon Secour
Frequently listed as 55+, but it is age-TARGETED, not deed-restricted — there is no enforceable 55+ age covenant. We cover it honestly so you know what you're actually buying before you assume the community is age-restricted.

Fairhope, Daphne, Spanish Fort and Point Clear are among the most sought-after towns on the Gulf Coast, with oak-lined streets and lower wind exposure than the open beach. But they have essentially no master-planned, deed-restricted 55+ community — most "55+ Fairhope" listings are age-targeted neighborhoods or scattered resale homes, not age-restricted active-adult communities. If amenities and a true 55+ social structure matter to you, the inventory is in Foley and Gulf Shores. We lay out the honest trade in the beach vs Eastern Shore vs inland guide.
