The True Cost Hierarchy
Latitude Margaritaville is the most expensive to own in this market by a meaningful margin — the resort HOA, the Volusia millage on higher home prices, and the CDD add up. Cresswind and Reverie come in next, offering new construction with solid amenities at lower carrying costs. The smaller Palm Coast communities (American Village, Freedom, Park Place, Matanzas Lakes) are the most affordable to own — at the cost of amenity scale. Nothing in between the two tiers fills the gap perfectly; buyers choose based on how much the amenity premium is worth to them.
