Why Location Matters in This Market

The San Antonio 55+ market is a roughly 35-mile corridor from Schertz in Guadalupe County through central San Antonio and northwest to Boerne in Kendall County. All nine communities are within this corridor — none more than 35 miles from downtown San Antonio — but they are in different counties with materially different tax structures, different distance to urban amenities, and different lifestyle characters.

Unlike Florida's Treasure Coast or the Phoenix metro — where 55+ communities are densely clustered and interchangeable on location — San Antonio's communities are spread across distinct areas with distinct personalities. Where you land matters.

The Four Corridors

Corridor 1: Far West San Antonio / Alamo Ranch (Bexar County)

Communities: Hill Country Retreat, Orchards at Valley Ranch, Solea Alamo Ranch

The Alamo Ranch area is San Antonio's most established 55+ zone. Hill Country Retreat (1,904 homes) is the anchor. The area is suburban — developed, with commercial services nearby — but positioned near the urban edge where Hill Country character starts. Not rural, not downtown; solidly suburban San Antonio on the west side.

JBSA proximity (20–25 miles to all three installations) makes this corridor the military retiree center of the market. Bexar County taxes with 2025 senior exemptions apply. Medical access is 10–15 minutes to major SA facilities.

Best for: Military retirees, buyers wanting an established community with full amenities, buyers prioritizing Bexar County tax advantages and medical proximity.

Corridor 2: North San Antonio / TPC / Stone Oak (Bexar County)

Communities: Campanas at Cibolo Canyons, Willis Ranch, Sage Stone Oak, Overture Stone Oak

The north corridor encompasses San Antonio's newer growth zone — TPC Parkway, the 281 corridor, Stone Oak. Campanas is golf-adjacent (TPC San Antonio) and sold out at ~300 homes. Willis Ranch is an active-build affordability play at 284 homes. Stone Oak communities are smaller and newer.

Still Bexar County — same 2025 senior exemption advantages as Alamo Ranch. Commercial infrastructure (shopping, dining, medical) is more developed in this zone than the far-north Bulverde corridor. 15–20 minutes to major medical.

Best for: Golf lifestyle buyers (Campanas), low-HOA buyers wanting affordability with new construction (Willis Ranch), buyers wanting newer suburban north-side San Antonio positioning.

Corridor 3: Boerne / Hill Country (Kendall County)

Communities: Regency at Esperanza

Boerne is the Hill Country entry. 35 miles from San Antonio, with genuine small-town downtown character, elevated terrain, and Hill Country landscape. Regency at Esperanza is the only purpose-built 55+ community in this corridor.

Kendall County MUD tax applies (2.4–2.7% effective rate — highest in the market). Smaller Kendall County senior exemptions vs. Bexar. Medical access 30–45 minutes to major SA hospitals.

Best for: Buyers prioritizing Hill Country character, walkable small-town downtown access, new construction quality, who can absorb the MUD tax premium.

Corridor 4: Schertz / I-35 Corridor (Guadalupe County)

Communities: Scenic Hills

Schertz is between San Antonio and New Braunfels on I-35 — a strategic position that gives access to both cities without being fully embedded in either. Guadalupe County taxes (1.6–1.9%) are the lowest in the market. Scenic Hills is the oldest and most affordable community at ~$265K average.

New Braunfels (Hill Country, Guadalupe River recreation, River Walk) is 15–20 minutes. San Antonio is 20–25 minutes. This corridor has access without being adjacent to either city's suburban sprawl.

Best for: Budget-conscious buyers, lawn-maintenance-in-HOA seekers, buyers wanting I-35 access to both SA and New Braunfels, buyers comfortable with older housing stock.

Boerne corridor. Regency at Esperanza. Understand the MUD tax before committing. If Hill Country character and walkable downtown access are genuine priorities and you can absorb the premium, this is the right community.

Low HOA Priority, New Construction, Don't Need Resort Amenities

North San Antonio corridor. Willis Ranch at $84/month HOA, Bexar County taxes, active build pricing. You're not getting resort lifestyle, but you're not paying for it either.

Alamo Ranch — Orchards at Valley Ranch. Government Canyon State Natural Area access, fishing lake, $300K–$400K pricing, small community with genuine outdoor focus.

The Coming Expansion: Del Webb at Veramendi

Del Webb announced an active build at Veramendi in New Braunfels (Comal County) for 2025, with community anticipated to be operational in 2026+. Comal County's effective tax rate is 1.5–1.8% — the lowest in the market. New Braunfels is positioned on I-35 between San Antonio and Austin, with the Guadalupe River and Hill Country character.

When Veramendi delivers, it adds a fifth corridor to the market with a meaningfully different tax profile. Watch for coverage here once pricing and models are confirmed.
