Houston North Corridor
55+ Community Guide

The Woodlands, Conroe, Willis, and Magnolia — ten active adult communities along the I-45 North corridor compared by MUD rate, amenity level, tax burden, and proximity to Houston.

The North Corridor at a Glance

The Houston North Corridor runs up I-45 from The Woodlands (30 miles north) through Conroe (40 miles) and Willis (50 miles) into the northern reaches of Montgomery County. The corridor is defined by three facts: Montgomery County taxes are among the lowest base rates in the Houston metro at 1.85–2.4%; The Woodlands is one of the most complete master-planned communities in the United States; and Chambers Creek — 50 miles north — carries the highest combined tax rate (3.02%) of any 55+ community in the market.

The MUD Rate Gradient: South to North

A clear pattern runs along the I-45 North corridor: the farther north you go, the newer the communities and the higher the MUD rates. Windsor Lakes and Windsor Hills were built 1999–2006 — most MUD bonds are retired. Del Webb The Woodlands was built 2015–2022 — bonds more active but materially paid down. Chambers Creek opened 2020-plus — bonds at maximum, $1.35 rate. The gradient is real and predictable.

The Woodlands Proximity Premium

The Woodlands is not just a suburb — it is a complete urban ecosystem with Town Center, Market Street, two major hospitals (Houston Methodist, Memorial Hermann), a university (Sam Houston State University nearby), and 50 miles of trails. Del Webb The Woodlands, Windsor Lakes, and Windsor Hills all give residents walkable or short-drive access to this infrastructure. Chambers Creek residents drive 20 miles south to reach it. That distance advantage — and the lower tax rates for communities with retired MUD bonds — is what The Woodlands corridor communities trade against Chambers Creek's extraordinary amenity platform.
