The Woodforest master HOA (Woodforest Owners Association) is $1,392 per year for 2023, indexed to adjust annually, managed by Johnson Development Corp. Total confirmed combined HOA: $4,224.50 per year ($352/month). Additionally, Bonterra buyers pay a capitalization fee of 100% of the Bonterra annual assessment at closing — approximately $2,832 one-time. The golf course is one of the key differentiators — Bonterra residents access it without a separate golf membership fee, through their Woodforest master HOA. Bonterra at Woodforest sits approximately 40 miles north of downtown Houston via TX-249 and SH-105 — a more western route than the I-45 corridor communities. Lake Conroe is immediately adjacent, and the Woodforest Golf Club is within the community. The Woodlands, with its medical infrastructure (Houston Methodist, Memorial Hermann), shopping, and dining, is approximately 15 miles south via SH-105 and I-45. George Bush Intercontinental Airport is approximately 45 miles southeast.
