Bonterra at Woodforest is a 700-home 55-and-older gated community developed by Johnson Development Corp. with homes by Taylor Morrison, built between 2014 and 2023. Construction completed in 2023, making this fully resale with a small number of builder-held inventory homes potentially still available. The community occupies a private section within the 3,000-acre Woodforest master-planned development in Montgomery, Texas — approximately 40 miles north of downtown Houston and 7 miles south of Conroe, just west of Lake Conroe.

The location puts residents inside a forested, lake-dotted landscape that is among the most visually distinct in the Houston metro — rolling wooded terrain that bears no resemblance to the flat coastal plain of the Harris/Fort Bend corridor. Woodforest is one of the nation's top-selling master-planned communities and has a quality standard closer to The Woodlands than to a typical suburban development.

The Amenity Stack — Two Tiers

Bonterra residents access two distinct amenity tiers. The private Bonterra amenity center at 300 Bonterra Boulevard includes: a 10,000-square-foot clubhouse with fitness center and spa (massage and facial services), a lagoon-style pool and pool bar/cabana, a whirlpool, a grand event hall with catering kitchen, billiards/poker room, internet cafe, outdoor firepit, two bocce courts, four pickleball courts, and a full-time Lifestyle Director with concierge staff. An access card is required — distributed at the clubhouse.

Woodforest master amenities, available to all Woodforest residents including Bonterra, include the 27-hole Woodforest Golf Club, a restaurant, a 10,000-square-foot all-ages clubhouse, a tennis and aquatic center, a dog park, basketball courts, and a zero-entry pool. The golf course is one of the key differentiators — Bonterra residents access it without a separate golf membership fee, through their Woodforest master HOA. This is comparable in structure to Heritage Grand at Cinco Ranch's access to all Cinco Ranch amenities.

Property Tax Structure

The confirmed combined property tax rate for Bonterra at Woodforest is approximately 2.15%, which includes Montgomery County (base rate $0.5363 per $100), Conroe ISD ($0.9496 per $100), Lone Star College, and MUD 113. There is no Woodlands Township rate — Bonterra sits in unincorporated Montgomery County, not in The Woodlands Township. The MUD 113 rate for Woodforest communities is lower than Chambers Creek's $1.35, reflecting the community's 2014 development start and partial bond retirement over the past decade.

How Bonterra Woodforest Compares to Chambers Creek

Both communities are in Montgomery County. Chambers Creek carries a 3.02% combined tax rate versus Bonterra Woodforest's 2.15% — a difference of $3,065 per year in property taxes on a $350,000 home. What explains the premium at Chambers Creek? The Tom Lehman private golf course on-site, the private Lake Conroe marina, 30-plus miles of hilly trails, and a resort campus that has no peer in the Houston 55+ market. Bonterra Woodforest's 27-hole golf access is excellent but shared with the broader Woodforest community (not 55-plus exclusive). The tradeoff is real and worth quantifying before deciding.

Location and Access

Bonterra at Woodforest sits approximately 40 miles north of downtown Houston via TX-249 and SH-105 — a more western route than the I-45 corridor communities. Lake Conroe is immediately adjacent, and the Woodforest Golf Club is within the community. The Woodlands, with its medical infrastructure (Houston Methodist, Memorial Hermann), shopping, and dining, is approximately 15 miles south via SH-105 and I-45. George Bush Intercontinental Airport is approximately 45 miles southeast.
