These are the communities with a real age restriction or a long-established 55+ identity and enough inventory to matter. We screened out the rental independent-living facilities that show up as "55+ communities" on directory sites — they are not for-sale homes. Carson Valley (Gardnerville, Minden, Genoa) has no master-planned 55+ community of scale; we cover that honestly in the county comparison rather than inventing pages for it.
