The largest city in Washington County and the commercial, medical, and cultural center of the Southern Utah corridor. The city has its own character: newer development, slightly higher elevation, and slightly cooler than St. George's lower basin.

Ivins is a small, upscale bedroom community at the base of Snow Canyon State Park in the northwest corner of the St. George metro. It has the highest elevation of the four cities, slightly cooler summer temperatures, and the most dramatic red rock landscape character. Entrada at Snow Canyon sits on the Ivins/St. George boundary area adjacent to Snow Canyon. Ivins attracts buyers who specifically want the red rock adjacency and quieter, more rural suburban feel.

Toquerville is a small rural community west of St. George that is rapidly transforming into a 55+ destination driven almost entirely by SunRiver Firelight. The town had ~2,000 residents until the SunRiver development began. Its primary appeal: 15 minutes closer to Zion National Park than St. George, lower land costs (currently), and the appeal of being early in a major development. The trade-off: 15 minutes from all St. George services, a construction-phase environment for the next several years, and a community culture that doesn't yet exist at scale.
