Most buyers searching "St. George 55+ communities" don't realize they're actually shopping across four separate municipalities: St. George proper, Washington City, Ivins, and Toquerville. Each has its own millage rate, its own character, and its own 55+ community mix. The differences in daily lifestyle are real — even though the communities are 10–20 minutes apart.

The property tax difference between cities in Washington County is relatively small (same county assessor, slightly different local levies) but the lifestyle differences are meaningful. Understanding the corridor helps buyers match the right community to the right environment.

The Four Cities

City 1 — The Core

St. George

Population ~106,000 · County seat · Elevation 2,530 ft

The largest city in Washington County and the commercial, medical, and cultural center of the Southern Utah corridor. Intermountain St. George Regional Hospital (Level II Trauma Center, 284 beds), Utah Tech University, major retail (Costco, Home Depot, Red Cliffs Mall), and most of the region's restaurants and services are in St. George proper.

City 3 — The Red Rock Enclave

Ivins

Population ~9,000 · Adjacent to Snow Canyon State Park · Elevation 3,000 ft

Ivins is a small, upscale bedroom community at the base of Snow Canyon State Park in the northwest corner of the St. George metro. It has the highest elevation of the four cities, slightly cooler summer temperatures, and the most dramatic red rock landscape character. Entrada at Snow Canyon sits on the Ivins/St. George boundary area adjacent to Snow Canyon. Ivins attracts buyers who specifically want the red rock adjacency and quieter, more rural suburban feel.

City 4 — The New Frontier

Toquerville

Population ~2,000 · West of St. George · Closer to Zion · 15–20 min from downtown St. George

Toquerville is a small rural community west of St. George that is rapidly transforming into a 55+ destination driven almost entirely by SunRiver Firelight. The town had ~2,000 residents until the SunRiver development began. Its primary appeal: 15 minutes closer to Zion National Park than St. George, lower land costs (currently), and the appeal of being early in a major development. The trade-off: 15 minutes from all St. George services, a construction-phase environment for the next several years, and a community culture that doesn't yet exist at scale.
