Villas at Virginia Center at ~$532/month all-in, Townes at Notting Place at ~$516/month, and Cottage Green at ~$530/month beat communities with lower purchase prices but higher county tax rates.

The most expensive all-in options aren’t always the largest communities. Traditions of America at ~$898/month and Woolridge Landing at ~$886/month carry Chesterfield’s highest tax rate plus elevated HOAs on higher purchase prices. Lake Margaret at ~$830/month is a 62-home community — small scale does not mean low cost when Chesterfield’s $0.91 rate applies to a $600K home.
